The Newmarket Green site, located in Randwick, is historically significant having been previously owned for 150 years by the Inglis family. The project sits within the broader masterplan, by Bates Smart, which integrates future higher density residential development, streets and parkland, simultaneously protecting a number of heritage structures.
Neeson Murcutt Neille’s Chiltern Street terraces mediate between new high-density apartments and existing low scale housing. Each dwelling connects street facing entry gardens through living areas to a north-facing courtyard, with generous perforated balconies above optimising solar access. Deep light is drawn into spaces arranged around carefully placed skylights, including to an internal garage acting as a second living space – home gym, workshop or playroom. Northern walled garden rooms provide refuge and privacy, complemented by deep-soil planting.
Patterned street-facing brick facades respond to a vibrant equestrian history with subtle tonal variations animating the street with a liveliness that characterises the local area. Large bay windows and white rendered walls, signs of homecoming, sit proudly below an articulated folded roof, explicitly designed as the fifth facade. Chiltern Collection provides a mix of spatial and living conditions that meaningfully contribute to Newmarket as a neighbourhood of diverse spaces and scales.
